Desde la entrada en vigor del Real Decreto 235/2013 en el año 2013, todos los inmuebles que se pongan en alquiler o venta, salvo algunas excepciones, estarán obligados a realizar los trabajos antes mencionados. El plazo de vigencia del certificado eficiencia energético es de 10 años.

Nuestros Arquitectos y Arquitectos técnicos, previa visita técnica al inmueble, emiten un informe con nuestras conclusiones en relación al estado y situación del inmueble, advirtiendo de las salvedades y desperfectos observados, en caso de que existiesen así como las medidas correctoras a ejecutar para su subsanación.
Nuestros informes técnicos están visados por el Colegio Oficial de Arquitectos, garantizando la máxima seguridad y transparencia a nuestros clientes.

La I.T.E tiene como finalidad garantizar la seguridad, correcta accesibilidad y habitabilidad de la edificación objeto de estudio así como las necesidades energéticas existentes. Además, en los casos que estimemos oportunos reflejaremos en el informe tanto recomendaciones como actuaciones a realizar para lograr un mejor uso y un mantenimiento más eficiente del edificio.

La I.T.E es obligatoria para:

•Edificios con una antigüedad superior a 50 años desde su construcción.

•Edificios que soliciten subvenciones o ayudas públicas para obras de mejora: accesibilidad, seguridad, eficiencia energética, etc.

Según la normativa vigente la I.T.E debe contener un informe de accesibilidad universal que deberá ir acompañado del certificado de eficiencia energética.

Actualmente la llamada ITE ha sido reemplazada por la Inspección de Evaluación de Edificio (I.E.E), obligatoria independientemente del tipo de municipio y desarrollada por ordenanzas municipales.

Está regulada por la Ley de ordenación urbanística de Andalucía (LOUA)

Santasur cuenta con técnicos especializados tanto en la buena conservación como en el correcto seguimiento de los edificios.

Desde Santasur no solo nos limitamos a observar la evolución en sí del edificio, sino asesoramos a la comunidad de propietarios, en caso de que estimemos oportuno, de posibles cambios o mejoras a realizar que reduciría considerablemente el coste de mantenimiento del edificio, y a su vez, aumentaría la calidad de vida de sus ocupantes.

Además nos comprometemos, en caso de mejoras u otras obras que se realicen, a realizar un seguimiento detallado y minucioso con el propósito de que los trabajos se ejecuten de manera rápida y eficiente, e intentando que ocasionen las menos molestias posibles a la comunidad de vecinos.
